Water Stains on Your Ceiling? What It Means & What to Do Next.

Brisbane has been hit with heavy rain, humidity, and ongoing storm activity, and many property owners are now noticing a familiar (and slightly worrying) sight: brown or yellow stains appearing on their ceilings.  

If a water stain has suddenly shown up in your home – especially after our recent wet weather – you’re not alone. While it can look alarming, the key is understanding what’s causing it, how serious it is, and what steps to take next so the problem doesn’t get any bigger (or more expensive).

Why your ceiling is showing stains (especially after storms)

Weather in Brisbane plays a huge role in ceiling stains, especially at this time of year. Our combination of:

creates the perfect conditions for water to sneak into places it shouldn’t. Even homes that have never had an issue before can suddenly show staining after a big storm or week of humid weather.

What causes water stains on ceilings? (the real reasons)

1. Roof leaks (number one cause)

When rain is pushed under tiles or flashing during a storm, it can seep into the ceiling cavity. Causes include:

  • Cracked or displaced roof tiles
  • Rusted or damaged metal roofing
  • Blocked or overflowing gutters
  • Compromised flashing around chimneys/vents
  • Wind-driven rain

Even a tiny gap can cause a noticeable stain.

2. Air conditioner condensation

In Queensland this is extremely common. If the AC drip tray, drain line, or ducting becomes blocked – or if high humidity causes excess condensation – water can pool and drip onto the ceiling.

3. Leaking pipes or bathrooms above

If there is a bathroom or wet area above the stain, the cause may be:

  • Leaking pipes
  • Failed waterproofing
  • Overflows
  • Deteriorating grout

4. Humidity and poor ventilation 

When indoor air can’t circulate properly, condensation forms inside the ceiling void. Over time this moisture can seep into plasterboard leaving:

  • Discolouration
  • Patchy yellow marks

This is especially common in older homes or rooms without airflow

How to tell if a stain is serious (5 signs to check immediately)

Not all stains are an emergency – but some absolutely are. Here’s how to assess the situation:

  • The stain is spreading or getting darker
  • The paint is bubbling, cracking, or peeling
  • The ceiling feels soft, saggy, or swollen
  • There’s a musty smell in the room
  • The stain returns after every rain event

If you notice any of these signs, it’s important to act quickly.

What to do right now:

1. Don’t poke, press, or try to scrape the area. Wet ceilings can be unstable.

2. Check for a roof or AC source. Is the stain under an AC unit, a bathroom, roof valleys or gutter lines? This can give you clues to the cause of the problem.

3. Look outside safely. If possible, check for obvious roof or gutter issues from the ground.

4. If water is actively dripping, place a bucket beneath and keep the area clean.

5. Turn off electricity if water is near a light fitting. Safety first!

6. Contact the right trade.

Roofer – for roof leaks.

Plumber – for pipe/bathroom issues.

Air-conditioning tech – for condensation/drain problems.

Can you just paint over a water stain?

Short answer: No.  

Painting over a water stain without preparation will lead to the stain bleeding back through – often within weeks.  

To fix the issue correctly you need:  

  • The underlying cause resolved 
  • The ceiling fully dried 
  • Stain-blocking primer 
  • The correct primer and paint combination 
  • Proper blending or full ceiling repaint
